Chakan grows as a residential locality due to industrial development

Chakan, a fast growing industrial area in Pune, has also picked up as a residential locality. Due to affordable rates, industries nearby, and connectivity via road, Chakan is becoming an attractive location for buyers. Chakan falls on the road that connects Pune-Mumbai Highway to the Pune-Nashik Highway and to the Pune-Ahmednagar-Aurangabad Highway.
In addition, it is the central point for Talegaon MIDC (Maharashtra Industrial Development Corporation), Ranjangoan MIDC and Pune city. Brands like Bajaj, Mahindra, Mercedes, Volkswagen, Loreal, Hyundai, Suzlon, Bridgestone, Philips, are expanding in Chakan. Almost all auto OEMs (original equipment manufacturers) have setup their manufacturing facilities in the region.

Some of the places in the neighbouring area include Chakan Fort, Anand Hospital, R B Traders, Axis Bank, among others. Some of the popular residential areas in Chakan include Talegaon Chowk, Main Road, Bramhin Lane, Deshmukh Lane, Mal Ali, Bazar Peth, Nanekarwasi, Medankarwadi, Kadachi Wadi, Vishal Park and Market Yard.

Sandiip Bhandari of Property Port said that the three main reasons for Chakan to grow as a residential locality is the industry base in the locality, good connectivity, and central location. The capital value of apartments in this locality is from Rs 1,800 to 3,000 per sq ft. Bhandari said that he expects the values to increase by Rs 500 per sq ft within 1-2 years.

"Both premium and affordable projects are available here from developers like Sahara Group, Naiknavare Developers and Eiffel Developers & Realtors Ltd," Bhandari added. According to experts, a large number of employees working in the companies around wish to stay in the vicinity

Residents may get more say in Pune slum rehab scheme

Slum dwellers in Pune and Pimpri-Chinchwad will soon get the permission to build their own houses. The Slum Rehabilitation Authority (SRA) officials are working on a proposal which will enable people living in slums to form their co-operative housing societies.
A total of 137 proposals had come to the SRA from builders in Pune and PCMC areas. A green signal has been given to nearly 132 schemes. Seven have been completed while work on 25 schemes is on.

“Some (slum dwellers) said they should be given a chance to build their house themselves. This is possible if they form a co-operative housing society. We have forwarded the proposal to the head office. If the higher ups approve the plan, forming a co-operative housing society will become possible for slum dwellers,” said Sanjay Kolte, additional chief executive officer, SRA.

Nearly 2,400 suggestions and objections were received on rules and regulations of the SRA. Hearing on 200-odd complaints was done in the meeting. Besides slum dwellers, NGOs, architects and builders had submitted their suggestions.

Kolte said that applications of architects and builders, NGOs and some individuals are yet to be heard and it will be done by December 1.

As per the SRA data, 43% population of Pune lives in slums. About 2,10,000 families occupy 564 slums in the city. The industrial hub of Pimpri-Chinchwad has 15% of its population living in shanties, which means about 36,126 families in 69 slums.
